What you do need to have is some revenue. 

All of the revenue from the deferred tax and depreciation recapture go into your pocket. 

I’m hoping to not build until I acquire more revenue from profits of the plot via flea market, parking, boat parking, or something else that requires minimal investment.

It's not unusual for my clients to bring in $5000+/month in top line revenue. 

Accounting System with "Control" ChecksSoftware to manage revenues, expenses, payroll, and taxes, etc., and ability to verify receipts and transactions (the verification is done by upper management to check and validate the revenues and expenses)4.

We aren't in "US is going to default and is an inherent credit risk" at 6X national debt to tax revenue ratio, but we are getting close to "let's be wary" territory for creditors.

@Jaren Woeppel I own a management company that focuses almost exclusively on the management side for revenue and has right at 700 doors under management.

And any investor that is spending more time trying to figure out whether this "strategy" works or not as opposed to focusing on revenue-generating activities, really needs to look at their priorities.
