Now in retrospect and after learning a few more things I might have offered to buy the house from the owner for $1,000 contingent on being able to negotiate the mortgage and tax bills down, which if successful I would have paid, but all of that would have been further contingent on being able to get into the place and estimate the repairs.

In retrospect it seems like a really obvious thing, however.Fannie Mae will in fact lend to a revocable living trust, provided that it's underwritten and guaranteed by a natural human person in said trust.I think it's certainly worth running the idea past a lawyer.
