sadly its a stain on our industry right now.

We are leaning more toward Johnson City just due to location, size, and economy/industries that are there.

Ideally they did not pay over retail because if they did they could easily lose the money they put into the property if the loan gets called.  

(Apartment buildings/retail centers/farm land/ etc etc…)

High LTV purchased at retail (off mls) has large initial negative cash flow- regulations are tenant friendly.

@Audris TienIt Is known in the industry - read the website - logically two people could not manage $1.4B in real estate?

Do you think its helpful & necessary for upskilling teams or is the industry not in need of it?

HelloOver saturated STR in Ohio markets have caused many STR to drastically lower costs to as low as  $100 for entire bedroom home.My are higher and I'm not competitive with the lower cost Abnbs.I also feel hotel industry are mass building new hotels to compete with str. 

It gives me another exit strategy by having the option to sell off individual properties to retail buyers if needed.
