I will shorten my pitch and change it depending on the landlord I learned from talking and typing to different landlords that I need to talk more like myself when its a normal run-of-the-mill person but when it comes to buisnesses they expect and usually respond better to "professional" talk.

Now, I am not a sophisticated investor, but I have enough scars to know better than to respond to those emails, but they lean heavily into their brand and reputation and even have some big names right here on BP leaning into those as defenses in this thread. 

Unfortunately, some realtors don't respond to their phones, some HOAs have outdated contact numbers, and some CC&R documents are not up to date.

Think about it: a first time home buyer given the choice to buy the same home for let's say half price responds with a hard no, happy to pay double - what does that tell you?

He responds informing me that I indeed needed to issue 1099s and this was required to be sent out by 1/31/2023.
