Other wise its just regurgitating what the HOW to Gurus tag lines. 

They regurgitate what they heard or read, often from unverified sources, and always distorted by their personal interpretations.

If I may regurgitate what I understand you all saying...when making offers be sure to disclose that the offers are subject to an "acceptable inspection" (AKA contractor bidding the rehab costs and the numbers work).

Don’t be discouraged by people with no experience in s8 regurgitating some garbage they heard from their friend’s uncle.  

It's a rule regurgitated by one guru after another and being touted in seminars as THE RULE when buying.

It's just hard to figure out in the REI environment which programs are truly worthwhile and which ones are just some guru regurgitating a bunch of junk.
