Is it hard money loans, angel investors, etc?

How much will be the interest rate, and terms of the loan. 

The seller was willing to take a secondary position on other property assets and provide a 3yr 4% interest on his loan.

If your loan is $110K then the payment on the 15 year would be $927/month at 6.15%; 30 year option at 6.625% would be $690.

I'm guessing an investor who could afford an $800K house wouldn't have trouble getting a loan, but maybe they would like being able to make a small or 0 downpayment. 

Points for the loan 1-2 points, so now you are in $3,413 roughly. 

The typical term of this loan is 12 months and rates range from 10%-12%.
