I love this question because I am reconnected to my Why. 

Would any of you guys mind if I reconnected with you after reading some of your book suggestions just to see your point of view on it and how they've influenced your life and investing careers? 

Not until recently did we re-connected and he has done so many deals since we last spoke.

The whole process takes an entire day, from disconnect in the early morning, thru panel replacement, then city inspection, then utility reconnect in the afternoon/evening. 2) It's very common to find the un-grounded two wire electrical in the 50's era homes.

This is in addition to a clause in the rental agreement that states:"UTILITIES.Landlord requires supply and maintenance of the following utilities at the unit: electric, natural gas (if applicable), oil (if applicable), water/sewer, garbage/recycling.Telecommunication services are optional.Tenant agrees to pay for all services and utilities supplied to the premises during the term of tenancy, except __________________________, which will be furnished by Landlord.If Tenant moves out before the end of the lease period, Tenant must still pay for utilities to the end of the lease period, just as rent must be paid to the end of the lease period.Tenant agrees to notify utility companies of the exact date their tenancy begins and ends, and agrees to pay all outstanding utility bills.If Tenant causes any utility to be disconnected, Tenant agrees to pay for reconnecting the utility, plus damages caused thereby."

We reconnected in Oct 2021. 

Also if you do decide to demo make sure you understand permit requirements like asbestos and lead inspections, disconnect and reconnecting utilities etc.  

The cost to undo a DOT can be greater than the value of the land.The property reverted back the title company as deemed by the agreement.Just my opinion: If you stick with a Promissory Note and a contact like we do, you will most likely be in great shape in any state.by @Steve ButJack Butala Hey Dawn  long time no talk  lets reconnect !!
