As long  the tenants pay the rent each month, increasing their rent will be very tough and getting them to leave will be extremely tough. 

Where I got into my first big learning curve was when I bought my 8 unit, both in the increase in number of tenants and because it was a fixer upper with inherited tenants that had also been neglected and mismanaged for years.

For investors, this can mean boosting rental income or increasing the property value significantly.

The average sale price for small multifamily properties in Nassau increased by 13.9% from '23 to '24.

I have clients who are increasing their cash flow by between $19k and $55k and their cost basis is between $145k and $200k.

So your net earnings ( increase in wealth) is $650.  

Also, as long as the house appraises, taking broker commission and using it against down payment and closing costs means lower cash requirements for me which increases my CoC returns.

And I'd argue the average rents can be increased nearly 30% based on the current FMRs in the zip code.

Putting that amount into it will only increase the loss.

By the 3rd or 4th year if they aren't the same or have increased we all prob will have bigger problems
