@Brent Tarnow Thanks for your input and yea most definitely have Learned a tons more than where i was a year ago when i first posted this, currently looking for a 3-4 plex house hack deal using the FHA route then after that off to the races for bigger and more value add deals.

It's the starting point to becoming financially free, and out of the "rat race". 

Life is not a race and there are never any true winners so take it one step at a time.

You always have owners that want to sell, but want to avoid penalties and taxes (capital gains races,  and penalties for paying off the loan too early. ) so there's always room for creative deals.

Life is not a race, 2-3 years is nothing, enjoy yourself.

If she is the perfect tenant except she is (Age/Sex/Race/Religion/Familial status/sexual orientation) then well you are simply discriminating.

The seller and buyer have 10 days to come to agreement, then it's off to the races.

I build and race cars when i can but also enjoy supporting my friends and other car enthusiast from minor work to some amazing restorations.

(The neighbor trying to mow would be a threat.... the vibration of the mower is a big problem for bees).
