They don't have to manage the property for you, but they can assist with getting a qualified Tenant in place. 

As an example, DSCR is based on the DSCR ratio and qualifying Rent to PITI ratio.

This is my way of not being forced to rent to the first qualifying party that gets a toe in the door.

We also allow removal of a tenant from a lease as long as the tenant group is in good standing, and the remaining tenants qualify again based on their combined income. 

You qualify due to their experience and then now you have that experience too.

Sometimes, properties rented out for years as multifamily can qualify for a variance or grandfathering, depending on local laws.
