Andy You don't need to notify the tenants for common areas provided there is no expectation of privacy in those areas, however as another posted, you may still piss someone off so the best practice is to send a message that you will be doing common maintenance work.

I think a duplex is a great way to help you qualify for a loan and allow you to rent out the other unit and still give you privacy.

As for privacy, with the right property, you can easily put up fences, hedges, etc that make each unit more like any other neighbor than a roommate.
