primary or investment? 

I could be wrong but I thought I saw that Sacramento requires primary residence for the owner for STR.Do you live in Sacramento or nearby ?

It’s actually in Frankfort, IN and bank was Centier only because I had my primary mortgage through them.

In Las Vegas they decided it has to be away form others, have sound monitoring equipment, ban parties, AND it has to be your primary home that you live in WHILE it’s rented out .

I’ve only ever done renovations for my rentals or primary home. 

However, there are ways to leverage SBA loans so they can buy a new primary and then look at their current property as an investment property and secure a DSCR loan to redevelop and rebuild.

Your first property should be your primary residence, period.
