Since there are often different entities, there are different skills and systems needed.With that said, I can tell you are definitely better at building systems that I am (I have built up some best practices, but they mostly reside in my head).

For most single-state investors, a local LLC is the practical choice. 

There is also a big difference from someone who has been doing this for 20 years and someone who started during covid (btw i do not know this sponsor but have heard they have been around a very long time). lets not jump to conclusions in all practical matters, anyone promising s more than 13% is almost operating in practice like a ponzi.For Lane to issue a 16% dividend, he has to increase rent by 20-25% every year.

Practically speaking, it’s going to be quite challenging unless you spend significant time.

I know, there are plenty of red flags there, but I do believe it is worth the risk when I consider how happy it makes my wife, how life-changing it will be for the family, how minor the financial impact will be on me, and how it gives me the opportunity to practice the steps of real estate investing with forgiving tenants.Finally, I am going to attempt to self manage as nothing comes close to cash-flowing if you include PM costs.

What limits home-buying beyond inventory, rates, and prices are the lending practices now.

Also, I'd lease out the other bedrooms for additional income as well as practice screening, leasing, and interpersonal comms.
