You need to make sure your product isnt directly competing with all the new construction units tbh at have come or will be coming online soon. 

You are competing against hosts with the tools to provide the guest experience needed.

Management experience can be especially valuable; I've had lenders that were particularly eager to finance my deals because of my extensive property management experience and ownership of a property management firm, since I can demonstrate competent real estate management skills and understand how to maximize profits on an asset, large or small. 

This is making it incredibly challenging to compete with.As you poke into Brewery town, point breeze and going further into those neighborhoods you will start to see the class of RE change quite drastically.
