Get a termite inspection during your purchase process so you know what issues are there and can handle them during your rehab.Since you are, where you are and the problem is only in one spot (as indictaed by your post) use plastic to seal off the kitchen, chip up the tiles, replace the bad wood beams in teh subfloor, and replace the tiles.

At Staples, they are cheap to buy, maybe a buck or two, and they have a clip to attach to either a collar or shirt pocket, with transparent plastic surrounding the name inserted on paper; Staples also sells ones that have an elastic lanyard to be worn around the neck.

Then close the window up temporarily with some plastic sheeting or something else while you wait for your contractor/handyman to come in to repair.It sounds like you may want to talk to property management so you can have a professional worry about issues like this in a manner to best protect you and your interests.

But they are real pipes, the drain form the dishwasher to the garbage disposal is a very flimsy looking plastic tube, so I thought that might freeze more easily then the copper that feeds my sink.Good question though.

Sometimes the failure has nothing to do with any components within the heating system itself; I had a failure caused by an empty plastic grocery bag getting sucked into the opening on the air intake on a furnace on a windy day - no air for combustion causes unit to not fire up.
