Hi All,I'm in the process of pivoting 3 units from a build to sell townhome project to rentals and looking for some entity structure advice. 

Looks to me like we've got a case similar to that of Clayton Morris......All sizzle, no steak. well his profile looks like he is a major player in Cleveland it would be odd that your paths have not crossed.  

Rate hikes the past year have made community banks much more expensive and we had to pivot to a credit union.Assumptions were pretty much non existent when rates were low, but a lot of investors are buying deals by assuming the exisitng debt in this part of the cycle.We evaluate a deal by Buy Right Manage Right and Finance Right.

If you are seasoned or have a lot of capital, there are much bigger players you can look at.

Send emails, call brokers, check social media and see who the bigger players are.

If passive, find a good operator and a solid deal to invest.As for asset class, we pivoted to self-storage a few years ago.

The moment my partner and I feel the cash flow from short-term rentals (STRs) isn't worth the effort, we'll pivot. 

I think Becca though is talking about this decades crop of up starts not the big players that have million dollar a month budgets.

Sometimes players need physical therapy (rehab), some need more 1-on-1 coaching (optimization/advertising) and some to be traded (1031 exchange).
