The thing about condos is the HOA will go up and your mortgage stays the same so you will end up losing by the end of the mortgage. 

If you're more of a 'personal referral' person than a 'do research online' person, and this is local to you in Manhattan, KS, hit up one or two of the trades people in the "little apple all stars" BNI group.

Pick one that is improving, homes being renovated and flipped, vacant storefronts being turned into cool coffee shops etc.Good luck.

There are tons of strategies, pick one that excites you and run with it until you have mastered it and then you can decide to pickup another strategy. 

Pick one, but pull the trigger.
