I did not know of this time log requirement for STRs, so as a newbie I am going back through emails, texts, phone logs, invoices, etc. to determine how much time I spent on everything.

I can literally call my banker and get something done over the phone.  

That phone call may be the decision maker.I would also look into Virginia Housing. 

Although William Silva ghosted me for over one month, as soon as BofA contacted his bank, he blew up my phone with nasty phone calls and texts.

Call the offices of some of the custodians that interest you and see how the phones are answered.

What app/Managment software have you found success with for taking applications and managing tenants? Why do you like it and what do you dislike?

It's a little device you pair with your cell phone.

This includes preparing the property for renters, pricing it right, marketing, application screening, collecting rent, dealing with unpaid rent and other lease violations, security deposit disposition, inspections, and so much more.

The key for any tenant, S8 or not, is screening, imo.
