Since it is a parent, they are a disqualified person as you mentioned, so even if they had a self directed retirement account, you would be off limits for transacting with it.

The seller is basically contracting that you have rights to certain outcomes concerning the house, basically, buy or transfer/assign your rights to sell to another person, as long as all the "rules" are adhered. 20 days is long enough for you to perform your due diligence and pass along to another cash buyer.
