In my experience as an agent (and long before an investor) people who are ROI driven and don't come with a passion for brick and mortar do not succeed in REI. 

Sentiment:  I want to see more people hate real estate. 

I dont need to know this stuff I hire people to do it for me..

Eric,, I think why people go for the fund model is the idea that they are spreading their money into multiple notes being held by the company.. while in theory this is great but as you noted you don't really have any security compared to being the beneficiary of the debt instrument IE debt is in your name. 

That is because practically all motivated sller leads are people in the process of being forced to sell a home due to legal pressure.

I’ve currently got a 3/3 and generally there’s 2 of us living here but when my daughter and family come visit, 5-6 people having even more than 3 bathrooms would be a plus.

The online world has become so negative these days about people complaining, criticizing or putting people down that it becomes very discouraging for a new investor to share their experience. 

There's always gonna be poor people and those poor people are always gonna need a place to live.

Each of those should know each other in a market as well.One thing to be aware as an out of state investor is that there are unfortunately people out there to take advantage.

I assume many people here do their own cleaning when they got started so maybe it’s well known by people who aren’t me?
