Makes me suspect the current managers are both skimming the take by overcharging the owner and letting their friends live there for cheap rent under the table.

Never thinking I'd check because I was afraid of getting shot, I went there, started knocking on doors and introduced myself to the residents.The floor was never done, and I was overcharged on what was done because I didn't know how much things should cost.I fired him, developed a good relationship with my tenants and learned my numbers.

We have noticed alot of the old school management companies tend to over charge and not keep up with maintenance issues causing for negative reviews that affect the earning potential in the long run.

I know if I were in your shoes I'd be more likely to watch what they were doing to make sure they were working fast enough and not wasting time and overcharging me.

Assuming you get it under contract you will still need to have an appraisal to confirm or disprove your assumptions.2-I personally don't know any good GC's that don't over-charge for their services.
