For STRs, properties near the beach or downtown tend to perform well.Start Small and Smart: If this is your first property, focus on something manageable.

The asset class will be dependant on how much capital you have availabile and how much renovations you plan to perform. 2) Is there an income gap between going after 2 units as opposed to 4?

@Olivia Laos-Stutz my thoughts so far is I still have a network, family and friends back at my original home state. 

My original goal was to buy a rent-ready duplex and house hack, but based on my pre-approval and what I’ve seen, most multi-family properties in my range need renovations.
