Subs not getting paid until the end (they're optimistic and think it'll sell quick sometimes, maybe another 'partner' that is supposed to put in money that may or may not happen.

That’s almost the entire $360 budget and we haven’t even considered the garage door, paint, flooring, cabinets, counter tops, hvac, water heater, plumbing, windows, doors, dry wall, showers, toilets, landscaping, fences, etc. 3% is extremely optimistic.

I think they said they were paying for renovation so that would balance it out- exit cap rate of 6.5 seems optimistic in an interest rate environment that is going up.

Don't skip any of the above figures to make your numbers look better or you'll just  get burned when you think too optimistically. you WILL need those contingencies like capex roof replacement and being able to afford a PM because no one wants to be forced to manage your own rentals forever because they forgot to budget for that expense.

Sometimes its impossible not to take a side,  but the optimist in me says there should be better ways to do things than what seattle is trying.It is quite likely I'll look farther south for whatever my next property may be,  but I'm not sure I want something so far away it takes half a day to get there and back.
