Regarding S8, the leases are 1yr only, but S8 tenants tend to stay longer vs cash paying tenants.

Pros - guaranteed rent, tenants stay longer on averageCons - more mgmt needed (lease violations), they tend to not take great care of properties (increase maintenance expense or deferred maintenance)

One question I have is that I have heard that DIY cost segregations tend to be more conservative, meaning a full engineered study would likely return more in deductions.  

Government is understaffed and tend to go after only the highest profile offenders.

I tend to agree with Jay Hinrichs that forcing bankruptcy by many lawsuits will not be beneficial for the majority.

These properties tend to hold value better and offer stronger appreciation compared to duplexes or small multifamily units.
