My way around it was really digging into 5 places that then narrowing it down from there.

We just finished one flip with a $120K spread that literally no one else wanted to touch due to the age...!

@Andrew Grimmett If a seller is hesitant due to capital gains taxes, consider creative solutions: suggest an installment sale (seller financing) to spread tax liability over time, a 1031 exchange to defer taxes by reinvesting in another property, or a structured sale for flexible deferred payments.

I'm going to be selling my 2 mobile homes in the next 2-4 years and narrow my inventory to 6 stick built homes. 

That's a big differenceI know flippers that will only take a deal with $100k spread, and others that are ok with $30k-$50k.
