I would advise you not to use this as a launch pad for your real estate investment business if you aren't well capitalized.

You can add a pad to it.   

Hi, I understand that my PM pads the maintenance fee a little and probably doesn't get multiple estimates, which I understand now is probably normal. 

Mobile home park 50 pads... is there a difference between a residential home and a large deal like this contract wise?

We get the most hits off of Zillow, Trulia, and Hot Pads.  

It also showed me how much contractors pad their schedules and their budgets!

I padded the repair costs a little because some of the repairs have water damage that won't truly be revealed until we start ripping sheet rock out, but I was not unreasonable. 

Thankfully, the carpet was fairly thick with good padding there was superficial stains we were able to clean and prime the floor.

Explain that if this is due to cats spraying on walls and/or urinating on carpet repairs for this damage at move out will be charged to the tenant and may cost thousands as this often can involve removing carpet, padding, subfloor and drywall in the process.
