Most syndicators are not very motivated to put together profitable deals because they make money by putting together the syndication itself.As I've mentioned, not all of my passive investments have done great, but in aggregate they have done better than average because none of them have any of the items mentioned above. 

Items or features in this quadrant that aren't there won't be missed, but if they are there, they will be expected to operate perfectly.

Basically the city sends their own inspector out who compiles a list of items that are required to be fixed usually within 3-6 months of taking ownership. 

As expenses fluctuate (property taxes, insurance, maintenance items, etc), the cash flow will be up and down and unreliable.

I think by waiting to last minute to put things together you miss items and year end tax planning becomes problematic.

Once you’ve made the improvements to your property, you should have the receipts to justify the cost of all newly added items.
