Hello,We (my husband and I ) are fairly new to investing with purchasing a STR single family home last year and in the process of another STR single family this year.My husband has a full time very needy job so I am taking the lead on gaining the knowledge needed to move forward.I listen to this podcast's daily and feel like I am entering into the information paralysis stage.I have a few questions that are keeping me stuck in the mindset that I need to gather more information before I move toward scaling our portfolio.My questions relate to residential (1-4 doors) vs commercial and how to mange DTI.

@Glenn Brook  - thanks for your service 1) locate and  hire a  proeprty manager ( PM ) to  mange the  rental  (  they will charge you a flat  percentage from the monthly rent)   2)  as a safety net - try to  locate a  friend / neighbor / realtive that is  close by that you  can leave a  key with  and   to ask for  emergency assistance  for any  unusal  issues that the PM  cant  assist with...this isnt crucial , but it doesnt hurt  3) make sure  that all parties   are able to  communicate with you  easily as  you are  stationed somewhere 4) depending  how profitable the  property is  and  how  easy / hard it  is to  facilitate - them make a  decision on  keep or selling it   and  also   a decision to  join  some of these groups  you mention
