use STR reports it's more representative of major hotel markets and hotel inventory. find hte right brand. we just did a 150 page report on one development site.

Are there any major investor meetups in the Seattle or Tacoma area?

The rental market here is really good and id love to share more info on that Birmingham is one of the worst appreciation markets in any major city in the US. 

They have been incredibly transparent but they are currently deciding on a capital call or selling the property at a major loss (70-80%).

Even though they don't need major projects or much maintenance, now that we're parents and don't live there, it's still annoying when things come up. 

BUT, know it's overkill for the vast majority of persons.

As for the third target market, Sacramento is close to you, it's a state capitol, relatively inexpensive, two major universities, great local culture...

Jason, or WHOEVER you really are (your BP page gives absolutely NO information about you - typical for those “keyboard warriors” who spend their time trying to “get even” for the bullying they endured during childhood)Your tactics are reprehensible, reminiscent of Wisconsin Senator JOE MCCARTHY.  

The vast majority of properties at their available prices will not meet this requirement.
