I want to earn my clients business and if for some reason they decide the relationship isn't working then they should walk away (but don't leave your agent high and dry haha).Commission is completely negotiable.

The biggest challenge is to find one to purchase at a reasonable cost. 

Make sure that your area states it directly.Otherwise, let the booking site handle things. 28 days isn't that long IMHO depending on the area or reason for traveling. 

It's the same skill set but the financial returns and community impact are exponentially greater for everyone.There’s no reason that we can’t and shouldn’t be the ones revitalizing our communities instead of outsiders OR worse nobody at all.There are less opportunities in smaller towns and who is in the best position to truly understand the needs of the community?

They all say they will be on the lookout for me, and they are experienced realtors.I did however get one from here, bigger pockets, and this realtor hasn't worked with investors before, butis asking me to sign a contract so I am working with them exclusively.The reason I am asking what to do, is because this realtor with the contract is very new, but I heard that most realtors will ask you to sign one if theyre serious.

No thanks.I look at real estate as a lifetime investment, and hopefully future income for my kids and their kids.If you bought a cabin last year and already want to sell, you probably didn't go in with a reasonable expectation of the investment.  

Her soon to be ex husband was the only reason they could afford the house in the first place and he isn't paying for anything anymore, so I'm trying to help her figure out a way to keep paying her mortgage, or at least reduce her payment to an amount she can afford.Do any of you know of a way to get him on some kind of rental assistance program in the Indianapolis Indiana area?

I don't see any reason it would not. depends on the data.  

We were looking to invest in the area, but ultimately decided not to for 3 reasons:1) The area has become too popular.
