Still lots of work to do on the house and the “book” I still have to figure out what to do for it (paper/digital/both), and a few more things I probably am not yet aware of … reading on this forum and asking questions sure has helped out a lot.

Seems like you should not have to but showing they broke house rules leading to damage may help. 

If you only have a homeowners policy, and something happens like a fire or a guest gets injured, and the insurance company finds out you're renting out the house, you're in deep trouble. 

Many Texas cities are incentivizing developers to build affordable housing units, but challenges remain around keeping these homes accessible long-term.

For me, if a place has the mortgage paid off, I leave it...but that is me. 

I don't think they verified that the tenant was planning on leaving either.

The bill for a roof on a $60,000 house is the same as a $500,000 house, however, the % of Revenue on each are vastly different. 

This means leaving the door open that long to dry.

Taxes are reasonable (in most areas), and there is a significant lack of quality affordable housing.  

The tenants so good I even lease a new unit to end same day an old tenant leaves, they have 700 scores so no one does anything wrong.
