I am still waiting for the Court to sign off on the sale ratification, before my foreclosure attorney can get the title transferred and recorded. 

We've been helping investors from Bigger Pockets buy in Boise where that rule does not necessarily work - that's because we try to educate them that its more important to take action on an pretty good investment property than waiting around for a "home-run" deal. 

We're still waiting for the PM company to provide an inspection report on the setout & a rehab estimate for the turn.

If all you are doing is just sitting and waiting for tapes to come to you, you will eventually find some deals, but it will take a lot longer and you will have to kiss a lot of frogs before you find the princes. 

Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips.

To say I am shocked is an understatement.Finally, when I sought out their tax strategy services, I specifically asked in the informational meeting if I wasn't acting a little prematurely, and if I should wait for my partner and I to be married in 2024 before making this investment, i.e. if tax strategizing would pay for itself in 2023 via significant tax refunds.

Because the IRS requires you to have no more than a $50K loan balance on your 401K over a rolling 12 month period I had to wait to do another loan even though I had mine paid back in full from when we took it out in 2023.
