We run our business with a lawyer drafted Operating Agreement.

The bank's, hedgefund's, public and private companies, the exchanges, they've got really great lawyers.  

Currently the plan is to use a lawyer the selling agent recommended. 

And also any lawyer recommendations in Oregon that have written up the bylaws and set up the HOA for said Condo's.

I'd been hoping to not "go overboard" since it's just an owner-occupied house hack in a SFH so it sounds like I *could* keep things simple.This isn't so much about the software but I saw you're active in LA; did you find that the templatized leases via KeyCheck/Rocket Lawyer suited your MTRs? 

We already hired a lawyer and he is gathering all the evidence he can.

How do you find out their parents occupations (i.e you mentioned some parents were Lawyers) if the parents are not filling out applications?

Highly recommend getting in touch with a good landlord/tenant lawyer that specializes specifically in CA. 

Based off our lease agreement, my lawyer says that it is the responsibility of each tenant to repair their own space.

Definitely check in with your lawyer to make sure everything’s above board, but these steps should help you handle the situation while keeping the tenant relationship intact.Hope this helps!
