All of which the OP has to foot the bill to defend against.Sometimes, as clearly the case is here, you have to do a little rough justice and think outside the box, otherwise you get stuck dancing with an irrational person.Perhaps the OP could offer cash for keys....

The matter can become even more complicated when, say, the tenants don't treat you right; then you can develop a sense of "tit for tat" or a certain "justice mentality," where you say "Well the tenant is going to have to pay 20% more in electrical bills because I don't want to spend the $1,500 on insulation, but that's okay because they did X or Y to my place, or me, or didn't do A or B when they should have."

If you have an option and have to evict, justice court will not allow an eviction but will refer you to district court.

Nothing like setting your goals then beating them by $50/month It doesn't seem like a lot but I mean its just icing on the cake and lets you build up to purchase your next one just that much faster.

I mean if the deal works out to be a great one, the lender gets a great return, and the collateral is worth more than the borrowed amount (i.e loan is 80k on a 100k), isn't the recourse just icing on the cake for the lender.The confession of judgement sounds like a good way to convince someone that you will do the best to make the payments, but as you borrow more & more from that PML and others won't you have a huge liability threat if one home goes bad?
