I've interviewed a few realtor/investors.

find a bunch of PMs and interview them. ask them for copies of their management agreements and read them. 

I would not go to Mexico for free with all that crime and gangs.I found I can be interviewed on 10 different podcasts shows from the comfort of my house and they do all the editing and promoting the episode to their followers.

This is where a commercial broker can help you save money and time; When you interview any broker, confirm they have CoStar, CREXI, Catylist, their local MLS and Commercial MLS, are members of the local Commercial REALTOR council, and receive other brokers IDX feeds. 

I actually host a podcast that interviews investor friendly agents in various regions throughout the nation and just got done interviewing an agent that services Maine/NH.

I would recommend you interview each PM to understand what they charge, what their systems are for management, etc.

Do market research and interview local investor-friendly agents to understand if theirs rapport, systems in place, and, most importantly, deals. 

I would interview 3 more agents.I don't think you need to ask a ton of questions, but more along the lines of why isn't my place selling and what do we need to do to get it sold?
