If the home is properly insulated as @Sean OReilly states - you could save the ongoing expense of paying for utilities and unnecessarily using up more utility resources...Just my 2 cents...Ashley : )

Mortgage advice from that source be like:Hopefully OP you are not delaying the process unnecessarily by refusing to sign paperwork until your loan officer is fluent in the incorrect definitions of words as used by BP, because you will likely be significantly delaying the process if you do, unless your LO is on BP (nothing wrong with that if she or he is :P ).EDIT: OK, reading the above comments from other mortgage folks, I guess the realtors aren't to blame, now I know where they are getting their bad info from.

I am trying to ingest as much info and education that I can and figured I would ask this question here…Goals: To have a supplemental income when I retire in 8 years and enough knowledge and capital to try to pursue real estate investing full time in retirement.We have about $400,000 available to us in equity in our home if we did a heloc but with interest rates going up, it seems way more risky to go that route.

You realize two things, right:1 - That $23k comes out of you pocket, and would be paying for something you tenant is already doing for you. and,,,2 - It will take you 10 years to recover that $23k you spent unnecessarily (see #1)...which means it will take you 10 years (if all goes perfectly) before you start to see a return on your spending....and (OK, 3 things)...3 - I'm sure you could spend that $23k on another property as a DP and get an immediate return better than what you would have gotten in 10 years.
