Seems to me my “permanent note portfolio is basically a passive investment, while my variable note portfolio is somewhere between business and investment.  

Partnering with others can help you scale your business and access greater resources.

Doing the same here @Duane Williams and to add on to @David Ojo's post (he nailed it), having multiple lending solutions is key.Different hard money lenders, private investors, HELOC and I too am working on establishing a business LOC.  

Lenders desperately need/want business especially in this interest rate environment (right now, the main source of mortgage loan business in Florida is rehab financing as a result of the hurricane damages) and one way the big players differentiate themselves is by streamlining the process.

Does anyone have or know any resources for analyzing car washes? There are a couple of car washes in my local area that are for sale that I am interested in but do not know where to start. 

My business partner and I are always looking to partner.  

For example I don't see much of a difference between a business traveler and a digital nomad, and the business traveler would still appreciate a washer/dryer. 

All the other real estate in my businesses are counted as assets minus the debt liabilities for net worth purposes and the business income that comes to me is counted as part of my personal income.
