We can tell people to not be impulsive, do there Due Diligence, be smart about it, but just like any "Gold Rush" many just ignore all the steps and work of it and come rushing in.

But this is your thread Rich so my hat's off to you for being the number one person on BP in "WanderLust" From Wikipedia, "Wanderlust is a strong desire for or impulse to wander, or, in modern usage, to travel and to explore the world."

I have looked at a large number of properties in the area but have not bought again since my initial impulse.

if you go to a seminar just leave your wallet at home...don't impulse by anything, not even a book....you can get it used on ebay or amazon later on.
