A small summary of the SoW includes: Roof certification via light roof repair and gutter replacement, exterior pest work for section 1 clearance, new flooring throughout, full kitchen and bathroom remodels, new windows where needed (3) and glass sliders for backyard, new HVAC system, scraped popcorn ceilings for imperfect smooth, can lighting throughout, new receptacles and switches, new door knobs and finishes throughout, and some stuff I'm sure I forgot to mention.

Perfectly good appliances with minor imperfections...but if you really don't want to spring for the initial cost of buying new, you could wright in the lease that the fridge is not the owners property...

Love the idea of the vinyl plank for a mobile home, seems to cover up the imperfections and stays durable plus i can install that myself - but 1200 sqft of plank makes a huge impact on the flip budget.Also, I tend to remove mobile home sized doors and windows and replace with standard when needed.

I'd also paint the vanity, something darker for contrast, and it will hide imperfections, and fix any scratches/dents, add new fancy faucet, and upgrade the shower head to something when people look at it, they are like "wow!"
