I've never heard of 90 days for a loan to close unless there was major issues that were discovered in the appraisal and they had to be remedied before the loan can fund.

Typically new builds can still be negotiated/remedied through inspections while in contract (Seller credits, work that needs to be done properly).

A good example is a case of something like a fire and the tenant looks at you to put them up in a hotel or another rental for the months that it takes to remedy the damage.

@Salvador Covarrubias I support the above comments, any time an appraisal comes back with subject to or listing deferred maintenance, the lender will require those items to be remedied or fixed prior to closing.

One of which is a rodent issue; to remediate this we have hired a pest control company to do a full service inspection and trapping job for several weeks, but we are still having issues.

@Jonathan Bock Oh, I know, and believe me, I've spent over $200,000 in remodels, maintenance, mold remediation, flood remediation etc.. since 2004 and I only own 3 homes!!

I am a seasoned multi-and-single-family property manager in the Charlotte (and surrounding) area.Vendors: I always ensure to connect with at least three specialists in the same field, for example: carpet cleaners/replacements, roofers, emergency services (water extraction or organic growth remediation) this way when it comes time for their services you can get a bid from each of them.
