What is the old saying we grew up with:  You have to kiss alot of toads to find your prince; likewise pluck alot of weeds to find that rich soil and great harvest!  

It is also common for a timberland owner to make money sustainably harvesting trees while enjoying the same.

Then turn the lots into community gardens were the neighbors could grow veggies and fruits and do it all on the honor system..We see that here in Oregon there will be a little stand in front with freshly harvested fruits or veggies with a donation can ( Coffee can) and you just pull over and grab some tomato's or such and then leave your money in the donation can.. and every few days the volunteers that are tending the garden come by and empty the can.. and use that to buy things to better the garden...

If you don't have an emergency fund and a property cash pile, +$315/month might be harvested from another place in your budget while you get familiar with your market and build a network.Have you watched you market long enough, or gotten enough expert input about your area to know that this deal is pretty typical for your area?   

I could harvest those batts and take them oveer to this and use them quicker. 

And my experience managing a sales prospects in a different industry was that using CRM software was worth the time and effort.I'm willing to lay out the capital to employee someone hunting for deals for as long as 2-3 years before "harvesting" any prospects - if necessary.

At least they match, better than the old Harvest Gold dryer.
