As much as like good investments and diversification from only stock, bond investing I know I would be happier without this property.  

It probably takes me an extra 20 minutes each month but I figure if it keeps the tenants happier then I’m for it.

They are fantastic.I recently did a 16 unit this way and we couldn't be happier with the results less than 60 days in. 

Am I foolish for looking a gift horse in the mouth or am I dodging a bullet?

I’m originally from the Bay Area myself and made the move out here a few years ago and couldn’t be happier.

Guess I wanted to hear it from the horse's mouth, is all. 

We have been buying notes from Safeguard for 5 years and couldn't be happier.  

You will be much happier in the long run.

Point here being: 1) you want it done right; 2) you do not want to be responsible for someone elses accidents; 3) You want to streamline your process (everyone is happier this way); and 4) you want to run your buisness as a business. 

Not only does that save you money on the item, but also installation/labor, and better "uptime" makes for a happier tenant, lower overhead and less headache.Want an example?
