Schools aren't as solid as gwinnett so tenants tend to be less sticky.From a duplex perspective - 2/1 units lease up very well in the outer markets like Cartersville, Douglasville, Newnan ect.

I am a very active realtor in both the Kansas and Missouri side of the CASEY metro, and I frequently work with local and out-of-state investors, helping folks find small multi as well as STR compatible homes.

Then you have Huntington Beach State Park, as well as Brookgreen Gardens. 

For home protection I prefer a 20 gauge pump action.

Find a wholesaler and get on their mailing list as well not just realtors.

I also invest in other assets such as stocks, and private companies as well.
