Here are the numbers I know so far:Rents4 units all currently occupied on one year leases- #1: 1/1 $995 monthly- #2: 1/1 $995 monthly- #3: 1/1 $995 monthly- #4: 2/1 $1,100 monthly- Gross rents: $4,085 monthlyExpenses- $12,070 taxes annually- $350 monthly insurance (my estimate, they have liability only right now)- $175 monthly landscaping- $120 water (electrical on separate meters, tenant pays)- Total expenses: $1,651 monthlyNOI around $2,434 before vacancy, maintenance, and management (although i would likely self-manage these)Property needs about $50K in other repairs and udpates from what I can see.

While I'm Canadian and no US tax professional, I know a thing or two about it since I've had Americans invest with me in Mexico (don't just take my word for it and do the necessary checks though).If you invest in your own name or through a fideicomiso, Mexico will withhold 25% of your gross income, as you indicated, but that will be all you pay.

It’s on track to do over 45k gross as a STR with current bookings, but may end up closer to 55k as I get mostly last minute bookings (a lot from contractors needing a big enough space to house their crews).

If you have decent credit (north of 680), you should be able to get 75% loan to value, assuming the DSCR is met (usually a 1 to 1 measurement between the PITI and the Gross Monthly Rental Amount).

I have been with Fundrise since late 2017 but all Real Estate equity (~75%) and debt (~25%) with a fairly small investment that, according to their calculations, has returned gross ~7.5%pa (growth + dividends) over that 7 year period.So the above is not bad based on general risky asset long term annual returns, but the S&P 500 has returned (growth+ dividends reinvested) ~14.3% pa over that same period (source: using https://ofdollarsanddata.com/sp500-calculator/).
