@Jonathan Ho, yes this is definately what I'm looking for at the start while getting a grip into things.I just bought the audiobook Long Distance Real Estate that was recommended above.

I have mostly just been getting the off the shelf vinly allure "grip strip" stuff at the local big box store.

Read David Greene's book, "Long Distance Real Estate Investing" to get a good grip on how to make this work.

If you could point me in the right direction of seasoned investors who can’t help me get a grip of things .

Probably have to take vise grips with a towel so does not Mar finish and see if it turns lefty loosely. 

@Shelby Ek Thanks for that advice and I am looking to keep this property long term and it does suck that I let this property slip through my grips but it’s a learning process and I definitely learned!
