I have come across a few investing academies that help you set up an LLC and pretty much hold your hand in setting up your first arbitrage or Airbnb property.

As you may have found in your search, there are lenders that will lend up to 80% of the appraised value on investment properties and don't require an appraisal.Let me know if you'd like me to point you in the right direction.I have not; I'm still working on acquiring my next house hack, but when I need it, I'll probably use a combo of hard money and margin loan.

I also have ~$20k that I've resigned for the scripted "mishap" that always comes up after purchase...lolI've read a number of other threads and I've seen a fair amount of talk about Ohio.

Cash flow is definitely the biggest challenge; both in terms of finding properties to buy that cash flow with a loan on them and just company wide given interest rates and labor/material is up and, at least where I'm at in Jackson County, MO, taxes are way up too.

So if I do a good analysis of the property (including all the costs) and the property generates monthly CF with a DSCR above 1.1, I would be removing a big risk because the numbers add up.

It takes pretty much 0 up front cost and you can make upwards of 10k on one deal. 

The original goal, rightly or wrongly, was to maximize rentable units, so we rebuilt the main house from the foundation up into a 3 bed 2 Bath 1,600 sq foot main house, and added a 600 sq ft 1 Bed 1 Bath JADU, along with a 1,200 sq ft 3 Bed 3 Bath ADU.
