@Christina Vandivier Most of the companies that I know of in Illinois charged either 4% or $1/sf/yr for mid-size commercial office buildings.

I put about 12k into this home.We sold house 1 and 2 at the same time (they sold for about the same, as the were only a few block apart, for mid 80s each) to buy and fix up house #3 without any funding!

They’ll leave small, apartment size kitchens for mid size, affordable SFRs. 

The south and mid west are great places to start - I'd suggest looking for mid sized cities in NC, SC, TX, TN if you need a starting point.There are so many options out there, so don't worry so much about finding the exact right market (there isn't one) but look for areas that make the most sense for you!

Hopefully those will start back up again soon.I am definitely seeing a current shortage in the market for mid range 4BR properties, which is why I am debating which way to go.
