I have traded maximizing cash flow for ease of management. 

I am familiar with the Philadelphia market and neighborhoods where units trade at or around $115K/door.For this to be a true 10.5-11% cap the monthly income should be ~$10,750.00 or roughly $1,800/unit.

But I've learned a ton from this experience and believe it or not, wouldn't trade it for anything.

I have purchased a negative COC property before but it had a value add and I made ~$1m in 3 years and had stabilized positive COC (so only first year forecast COC was negative).

Big military base and probably lots of border trade if that continues.

PS My realtor did me a solid and listed the place on that network for free and isn't taking a commission, but as a trade off I'm kinda on my own as far as finding someone when leads come in.
