Most of these folks don't want to lose their voucher.Additional issue, when rent is too high, it slows down leasing.

I presumed folks from Texas, Florida and Illinois invest local - those are popular out of state markets to CA and NY investors.

I think your correct though folks have to adjust to the new normal and the interest rates they are not coming down like folks hoped for I think we are in for a run of years were rates will be more like the 2000s  6 to 7% and Owner occ in the 5s with Maybe some high 4s. but by the time folks wait for that prices will rise in the better markets.

Get those young healthcare professionals butts in seats for an "informal first-time homebuyer Q&A" with you and a local lender that has some FTHB goodies (and maybe you offer some healthcare professional goodies, like paying for a home warranty plus a $1k credit towards closing costs - only for folks attending your Q&A).

I have been to a few of them personally its really something and the folks that own them are under the radar and make MILLIONS.

Hi folks,My wife and I are looking to purchase a vacation cabin in Packwood not for use as an Airbnb. 

All that being said I don't know about if a salt hot tub is better per se, I know it's better for your skin and I'd say perhaps if you're in a very health conscious area like Joshua Tree, some folks might be attracted to the idea of a salt water hot tub.

We are also seeing lots of folks pivot to new construction where there can be a lot more upside.Best of luck to you!
