Others might not lend at all in that category or already flush with loans in that space and will only do more on very advantageous terms to them as they do not want the additional business.Just like anything you have to find someone who is motivated for what you want to do!

So i get a text from my newer upper tenant, she explaines her daughter Flushed a "toy" down the toliet, and its plugged.....after replacing the toliet, and bringing the plugged one home, i got out the hose, and a fishtape and recovered a 4 yr olds hello kitty!

I just know that to minimize risk I'm going to have to force appreciation because in 2019 when those rentals are on the market I believe we are going to see the value drop on those multi-family holdings and even if I still have good NOI I don't want to see all my cash equity flushed away.

That could have been a big problem, luckily , it wasn't but I don't want tenants waiting that long to contact me.The only time they are responsible for anything is if it was a direct consequence of something they did or didn't do such as their child that flushes a doll down the toilet.
